PRICE REDUCTIONS!

There's no pretending it's a fast-moving market in the Dordogne at the moment.  As a result, some of our sellers are looking at dropping their prices to get a quick sale, giving you particularly good value.  Down from 220k to 199,500 euros, for example, is a village house in the Charente.  Other sellers may not be marking the houses down on our list, but are happy to consider offers some way below the asking price.  So if you're tempted by something over your budget, make an offer!

As we become more selective about the properties we take on, we become prouder and prouder of our portfolio.  We're delighted to be able to offer some really great places for you to look at.  For example, a wonderfully gracious house with fine south-facing rooms between Ribérac and Montmoreau in the Charente.  Closer to Ribérac - in fact a mere five minutes' drive away - is a former farmhouse with a thriving cattery.  On the other side of Ribérac, in a hilltop village, is a beautifully renovated two-bedroom house with separate guest annexe, perfect for retirement. 

Easter in the Dordogne

Suddenly it's Spring.  Like Easter, the season seems to have come early this year: in our town garden the daffodils have been out for some time, and the shrubs are bushing out in the herbaceous border.  When you drive into the countryside, there's a haze of sharp green foliage over the hedgerows.  And temperatures have been climbing...

In spite of the gloom over the pound/euro exchange rate, the lure of the Dordogne seems to be retaining its usual magnetism.  We're now getting enquiries about houses that have been on our books for a while, and serious buyers are organising their funding and making return visits to check out properties they visited a few weeks ago.  Invariably, people are attracted by the lifestyle in this beautiful part of France.  And there's no better time to come than the Spring - before the summer rush, when everything is bursting into bloom and bud.

Why hesitate?  We pride ourselves on having a fairly balanced portfolio, with something for everyone, but we are also selective.  We've taken on a number of properties since the beginning of the year, but you may be surprised to hear that we've also refused several - either because the price sought by the vendor was in our view totally excessive or because we didn't think the property in question would appeal to our clients.

We like to think that we're Dordogne estate agents with something different.  Gone are the times when visitors to the region, looking at Dordogne houses for sale, strolled into an estate agent's office on a rainy afternoon and bought a tumbledown ruin as an idle whim.  Prices have risen, and buyers may have to obtain finance for what may be a substantial commitment.  In addition, more people are considering lifestyle changes and need to be aware of what's in store.

Where we are

Ribérac's a pleasant market town in the Dordogne, located 56 km (about an hour's drive) north from Bergerac airport and 121 km east from Bordeaux's Mérignac airport.  Angoulême, capital of the Charente, and its railway station for the TGV is 54 km to the north.  Périgueux, capital of the Dordogne, is 37 km to the east.

Flights from the UK and Ireland come into Bordeaux (British Airways, Aer Lingus and Easyjet).  UK flights also come in to Bergerac, via Ryanair.  If you prefer the train, you can take the Eurostar and change either in Lille or Paris to come down to Angoulême, where you can pick up a hire car.   Cars can also be hired from the airports in Bordeaux and Bergerac.

If you're coming to the north of the department, it's worth checking out flights via Ryanair to Limoges.
