Price reductions!

Houses for sale in the Dordogne and Charente regions of France have not been immune from the general decline in the property market - which has affected France generally, although possibly not to the extent of the UK.  Have a look for example at our little hideaway in a riverside village, now a snip at 59,000 euros, the "Provençal villa" with its self-contained one-bedroom gite for 294,000 euros, or the wonderfully historic Double house, going back to medieval times, for 399,000 euros.

With July, we're into the holiday season...

With the beginning of July the whole of France is on the move - and to judge from the sound of English voices in the market place, quite a lot of the UK is too.  The slow and faltering recovery in the property market is continuing gently, and we can see that the number of visitors to the site is returning, little by little, to the levels of last year.  Phew!  But there's still a lot of good property for sale, so now could be the moment for you to buy that dream home and taste the real France.

Why not buy in sterling?

We've noticed how the exchange rate is a major influence on the Dordogne property market.  The volatility of exchange rates means that buyers and sellers are faced with unprecedented risks. 

Nervousness can be overcome, however, by arranging a purchase in sterling.  This will only arise where the seller is repatriating funds into sterling in any event, but this may often be the case.  Euro payments will be needed for the notarial fees, agent's commission and any capital gains tax liability.  But there is no reason why the balance cannot be paid in sterling.  Contact us for further details.

New opportunities to buy your Dordogne house - New Instructions

We've a number of attractive places that have come onto the books recently.  A holiday house with shared pool is a snip at €115,500.  Also good value, to our mind, is a unique modern house near Verteillac for €241,500.  Or try something more spacious, a quirky house with river frontage near Bourdeilles.  Or a timbered cottage in the Double forest, with a couple of gites, at €378,000.  A modern house in an idyllic location can be yours for €260,000, or an immaculately converted barn for €225,750.  And finally, a house that was withdrawn from the market a year ago and has now come back on at a vastly reduced price - it's the town house that attracted a lot of attention because of its location in the centre of Ribérac but with the feel of the country.

We like to think that we're Dordogne estate agents with something different.  Gone are the times when visitors to the region, looking at Dordogne houses for sale, strolled into an estate agent's office on a rainy afternoon and bought a tumbledown ruin as an idle whim.  Prices have risen, and buyers may have to obtain finance for what may be a substantial commitment.  In addition, more people are considering lifestyle changes and need to be aware of what's in store.

Where we are

Ribérac's a pleasant market town in the Dordogne, located 56 km (about an hour's drive) north from Bergerac airport and 121 km east from Bordeaux's Mérignac airport.  Angoulême, capital of the Charente, and its railway station for the TGV is 54 km to the north.  Périgueux, capital of the Dordogne, is 37 km to the east.

Flights from the UK and Ireland come into Bordeaux (British Airways, Aer Lingus and Easyjet).  UK flights also come in to Bergerac, via Ryanair.  If you prefer the train, you can take the Eurostar and change either in Lille or Paris to come down to Angoulême, where you can pick up a hire car.   Cars can also be hired from the airports in Bordeaux and Bergerac.

If you're coming to the north of the department, it's worth checking out flights via Ryanair to Limoges.
