Exchange rates, UK property slump - where is Dordogne  property going?

There's a degree of doom and gloom among Dordogne estate agents at the moment, as the strong euro and the uncertainty in the UK property market make people hesitant to commit to a French property purchase.  But a quiet market's the time to find those bargains.  There are always people wanting to sell, and prices are moving down in a number of cases.  If not, put in an offer! 

We have a number of vendors who have reduced their prices.  Down to €115,500 is a village house of three bedrooms needing refurbishment, that could provide a delightful home.  Another village house in the Charente that's ready to move into, which started off at €220,000 is now offered at €175,000.  Also dramatically reduced is an attractive four-bedroom house near Verteillac with pool and guest-house and barns, now offered at €472,500.  Arguably the best value is a delightful two-bedroom house with a studio garden pavilion for guests, between Ribérac and Verteillac, which started life at €236,500 and has been dramatically reduced to €168,000.  Other sellers may not be marking the houses down on our list, but are happy to consider offers some way below the asking price.  So if you're tempted by something over your budget, make an offer! 

 

Suddenly it's summer in the Dordogne

It's been a hesitant start but at last the weather seems to be breaking into summer.  The weather may be unstable, but we're in that stunning season when there's lush growth everywhere and the trees are covered in new foliage of an acid green.  Pool-owners are opening their pools and cleaning them up - one of our vendors said they'd been in for a dip several times already!

And the festivals are beginning...we've just had our leaflets in about our local Itinéraire Baroque, which involves a series of baroque music concerts in the local Romanesque churches.  In August there will be Mimos, the international mime festival in Périgueux.  And then there will be the annual village fêtes, with their roundabouts and candy-floss and rifle-stands.

One of the Dordogne's many attractions is the seasonal nature of things.  And of course there's always a season for house-buying and selling - from Easter until the autumn there's a steady stream of visitors seeking a change in lifestyle, and finding the answer in this beautiful environment.  Why not you? New Instructions

There are some lovely places coming onto the market now.  You may think it's a bad time to buy, but we differ!  The choice has probably never been greater, and you'll find marked flexibility on the prices with a lot of vendors, who want to sell and move on.  Tucked away at the end of a road in spectacular countryside is a charming old mill-house and barn, - yours for €340,000.  Want a major restoration project? Try this tumbledown barn with an acre of land, for a mere €63,000. 

If you're fed up with all the old ruins, go for luxury in a massive modern house, all on one floor, on the edge of a village between Nontron and Brantôme, for €892,500.  Still no good?  why not have a look at a former medieval mini-convent, tucked away in a remote village, and offered at €367,500?

People ask for "lock up and go" holiday homes, and we have two on offer: each of three bedrooms, a village house near Verteillac and another, with all modern conveniences, near Bourdeilles.

We like to think that we're Dordogne estate agents with something different.  Gone are the times when visitors to the region, looking at Dordogne houses for sale, strolled into an estate agent's office on a rainy afternoon and bought a tumbledown ruin as an idle whim.  Prices have risen, and buyers may have to obtain finance for what may be a substantial commitment.  In addition, more people are considering lifestyle changes and need to be aware of what's in store.

So it's not good enough for an agent just to have the gift of the gab.  Buyers need experience and guidance.  Our agency is run by Paul McQuillan, who has extensive experience as an estate agent in central London before moving to Ribérac, and Antony Mair, who was a solicitor in the City of London.  We have a unique combination of professional experience and knowledge to offer.

Where we are

Ribérac's a pleasant market town in the Dordogne, located 56 km (about an hour's drive) north from Bergerac airport and 121 km east from Bordeaux's Mérignac airport.  Angoulême, capital of the Charente, and its railway station for the TGV is 54 km to the north.  Périgueux, capital of the Dordogne, is 37 km to the east.

Flights from the UK and Ireland come into Bordeaux (British Airways, Aer Lingus and Easyjet).  UK flights also come in to Bergerac, via Ryanair.  If you prefer the train, you can take the Eurostar and change either in Lille or Paris to come down to Angoulême, where you can pick up a hire car.   Cars can also be hired from the airports in Bordeaux and Bergerac.

If you're coming to the north of the department, it's worth checking out flights via Ryanair to Limoges.
